Development and construction

We don't just let property. We build it and fix it.

Alongside the agency we take on building and development work of every size — a single room through to a full scheme. One price, one point of contact, and a team that already understands what makes a property let.

What we take on

No job too small, and no scheme too involved

  • Refurbishment and renovation Kitchens, bathrooms, rewiring, plastering, decorating. Bringing a tired property back to a lettable standard, usually between tenancies.
  • Extensions and conversions Adding space or reconfiguring what's there — including splitting a house into flats where the planning allows it.
  • General building and maintenance Roofing, damp, brickwork, drainage and the smaller jobs a managed property throws up. Nothing is too small to call about.
  • Development projects Whole-building schemes, from acquisition through the works to first tenants — with our own agency handling the letting at the end.
Why us and not a builder

We know what the work is worth in rent

  • We'll tell you what pays backTwenty-two years of letting means we know which improvements add rent and which ones just cost money.
  • Empty for weeks, not monthsWorks scheduled around the tenancy, and the property goes into our applicant list the moment it's ready.
  • One number to callThe same office handles the works and the letting, so there is nobody to chase between the two.

How a project runs

  1. We come and look A walk round, what you want, and an honest view of what it needs.
  2. Written quote Itemised, with a timescale. If we think something isn't worth doing, we say so.
  3. The works One point of contact throughout, with progress photos if you're not local.
  4. Straight to let Photographed and out to our applicant list the week it finishes, if you want it let.
Before and after photographs Three or four completed projects, side by side — the single most persuasive thing this page could have.

Tell us what needs doing

Send a few lines about the property. We'll come and look, usually within the week, and quote in writing.
